@Tyion Bridgeman my offers won’t be coming out of the clear blue sky, it will come from analysis and I love the idea of showing him how I got to that number.

My advice is go to the Learn tab in the blue bar and read the Ultimate Beginner's Guide to REI.  

A full vendor carry is like a blue lobster - they exist, but are few and far between.If you are buying a residential property and are using a conventional lender, they may not be crazy about vendor financing (the underwriters mostly service Dick & Jane and do not see such things very often .... and do not like different).  

The property is in a good blue collar neighborhood within walking distance to an excellent elementary school. 

It is not fun to take money out of your paycheck to pay for a negative cash flow home that MAY go up in value SOMEDAY.My biggest success over the years (investing in Northern California) came from buying GROUPS (5-8 houses) of older homes on a single parcel, in older, blue collar parts of town (not slums).

Now, the flip side of that is that nobody is going to call you out of the blue and ask you to take on an inspection that's going to generate a five-figure commission.
