This knowledge is essential Assuming you source a good deal (with multiple potential exit strategies), I would then bring in a capital partner to fund the down payment or Property acquisition…and get some sort of sweat equity (depending on your experience and value brought to table) and then invest the $10,000 you do have into the deal itself to add your stake, add some skin to the game and align your interest with your capital partner.

I expect the RE attorneys will contribute more to the home buying process and make some more money.For the last group of people who still prefer to use their own agent for showings and advice, they will pay a flat fee per showing, but they will demand more value from the agent instead of simply opening a door.

It sounds like you bring a ton of value to the platform given your past experience.As far as where to start, that is difficult to answer without knowing more about what you're looking to accomplish and how hands on/off you intend on being with your investments.Turn-key companies have tremendous appeal given the fact that they target below-market value properties, handle property management and project management.
