In Ohio, water&sewer is staying in the name of the property owner and Tenants just get billed for usage.All other utilities (electric&gas, cable, internet, phone etc) are between Tenant and the provider of the services.

Make sure you sign an early release addendum so he cannot come back and state he still has a valid lease if, for instance, he decides to leave rehab in a week but you've already rented the unit out.

So far I have:-Depreciation =deduct home price (divided by 27.5) from your income, rental for active income-Rental income is taxed less than active income (what is it, like 15%)-Ability to set up corporation to pay less taxes (would this be the 7.5 ssn, or are there others), deduct all expenses related to business activities (gas driving to rentals, CPA/Attorney fees, home office possibly, etc.)
