Any advice on a lender that will take our unique circumstance into consideration?

@Kelly Pierce i think you can come up with some unique incentives to get them to move, outside of just finding a new rental, which i suggest you do anyways.Just come clean to them that you are going to sell the property.

While other people can see the prices.....we uniquely see how many offers come in, and the terms of those offers.

Every situation is unique because of markets and personal taxes, etc. 

The depreciation deduction is unique, because you can take it for tax reduction, but it does not reduce your income for the lenders.

Ask them if they're any unique ordinances surrounding MFH (there are in my market).
