You have to find a team that you can work with and trust.

Wholesalers list too high, under budget the Reno and overstate the ARV, 99% of the time.  2 of the 3 I have purchased were from the same wholesaler, who I generally trust his numbers, but still confirm.  

PM advise me against it since in his opinion it would not rent at $2,350 as my agent was suggesting.I had already done two deals at the time with that agent and trusted her knowledge of the market.

Trust your gut, make sure you don’t lose (too much) money, then you’ll know if you’re instincts are right.

What about putting the title in a living trust where you and grandfather are trustees?

Trust me- there are more lazy landlords out there then the good ones on here.

If you do that, business will come because you will have earned trust.
