Aside, what I don't know (and would like to know if anyone has tried it) is what happens if the companion unit is attached to an existing duplex - not sure whether that would trigger commercial requirements (MEP plan, fire alarm monitoring, etc). 

I have significant concerns about considerable inflation or, God forbid, hyperinflation in the coming years with the fed flooding literally trillions of dollars into the currency.

Key consideration--I think you're going to need to your financing lined up ahead of time for Ten-X given their business model.The real answer IMO is to reach out to local brokers who cover whatever markets you're interested in and get on their mailing lists.

Quick end of season update for the Oregon Coast..The challenge is not so much quality investors or even interest rates (as we've seen a considerable drop in lending rates since the peak in September) but a lack of quality investment grade inventory.

Really helpful to see their PMA prior to moving forward.I get that most people are not rushing to leave positive reviews so I do take that into consideration when I read negative reviews online. 

We take special requests into consideration, allow tenants to do some improvements to "make it their own home", and if we see the need to do an upgrade (new appliance, new tub surround, etc.) we discuss this with the tenant and plan for a time that is most convenient for them.

I'm worried about triggering the due on sale clause if the taxes are paid through escrow (seller) but the title is in my name so the county/state expects to receive taxes from me

As many have done, I spent a few years in the analysis/paralysis phase but my wife and I finally pulled the trigger on a single family house with a rentable basement in Irving Park in October!
