Here is one that is currently going around in my town of Waterloo, IA that i think could be a big deal for landlords:The Community Development Waterloo, Iowa Lead Hazard Control Grant completes improvements to your home to remove lead based paint up to $40,000.Both owner-occupied and rental homes can participate.Your home must have been built before 1978You must be income eligible & have children under the age of 6 who reside or visit frequently.This money can be used to replace windows, doors, or siding with lead-based paint.

I like when I go into a town to stop into a diner or hardware store in a nearby town find out who owns a lot of properties in town, and then call and talk to that person.

So I went to my mentor and got general rule of thumbs (i.e. year built should be within same decade and should be on the same side of town) .Also, my meetings were running too long which was taking time from my team's productivity.

I suspect one of them is about adding a section (extra rooms, bathroom, extension to the basement) to the property (there is no description on the OPRA report, I plan to call the town to confirm).

My plan was to first figure out how many homes sold in that area the previous month just to get a feel for how much potential business was out there and then go to every real estate office in town and talk with every agent I could.
