My conclusion for me is to stay away from houses that require extensive work because I can change a light bulb and the smoke alarm batteries, but not much else.

Replace all the batteries in your smoke detectors and remotes.

I try to do the easy value add myself and outsource anything that takes more than an hourthe “turnkey” work included:patching walls from nail and hook hole,cleaning out some trashadding smoke detectors to bring it up to fire codedeep cleaning and scrubbingdealing with building inspectorupdating some electric outlets and replacing outlet coverstouch up paint workand I had a contractor replace some carpet with vinyl plank flooring.given I could only work about 4 hours a week it ended up taking me close to a month to get it ready for rent.

A couple of concerns with this idea is I'm scared about taking on so much debt since I will be only putting down 3.5% and the fact that the housing market is still smoking hot in the SF bay area. 

When you are in the unit check out functionality of HVAC, electrical, plumbing, appliances and smoke/CO detectors.

I had several issues with them: smoking in the unit with the smell disturbing the neighbors, additional people (3) living in the unit that were not on the lease, not communicating with me when there were water leaks or repairs needed, and they left it filthy when they moved out. 

We affectionately referred to as "Weedy" since he would smoke marijuana in his car during breaks from working on the deck.
