I don't mind being stuck with a nice 3 bed, 2 bath single story tract house in a good school district.

I am currently going to nursing school and I am in my early 20's.

Playing devils advocate on the distance thing, they could have drawn a radius on a map in the MLS, which went to the school district border or county border or some such which gave it the 1.21 distance.

We still have grade school age children.

Good luck, start at the beginning just like you did when you started school, there is a reason you begin in the first grade, so don't skip anything. :)     

Having gone to a school where housing was a major issue I'd say you have a winner. 

But I'm in barber school right now and I don't have any source of income at this time. 

My income isn't where I want it to be right now because of the school contingency but my credit is at a fair rating (630 FICO).

I work full time and am in school so my time is limited, but I would love to have real estate become my full time job and go to school on the side.
