The property was never rehabbed (at all) as it was supposed to be when we bought it.

The code inspector informed the tenants that no one is supposed to be living at the property.The tenants have told me that they have been living at a hotel and with some relatives since that time.

It was completely rude and obnoxious, since we were supposed to be “friends.”

Suppose for 3 or more nights in a month the place is vacant (this is realistic). 

That was supposed to be presented to my family and friends and ultimately to the bank manager to borrow some $$$.

Then approximately 2-3 weeks after that is fixed, they tell me there have been an infestation of bugs (no see-ums & supposedly "buffalo gnats") that have been biting them inside due to the leaky faucet because they supposedly started when the leaky faucet problems started.

Since literally 2/3 of your post is correcting me on a vernacular issue that I only mentioned as an allusion to something that I was stating as incorrect in my circle, I guess I'm sort of left to suppose that you just want to talk about how you know things.Now, you can simply doubt the veracity of my "faux pas" admission if you want, but as it's a forum and all we have are our words, that effectively puts an end to any meaningful interaction. 

Our management company has late fees (obviously) we have also recently added administrative fees for garbage tickets or noise violations, fines for parking on the lawn or anywhere other than where you are supposed to park (next door parking lot or neighbors property) and fines for hanging out on the roof of a house.
