Considered keeping it as a SFR but we needed the equity to fund a major renovation on the new place in Plymouth.

This is probably the single best strategy, very easy to do and fund, low risk and is setting the foundation for future growth.

I also recently went into contract on my first investment property (without using any borrowed funds). 

We've been on the market since early Spring and despite significant price drops ($500k in total reductions), we're running out of runway before the loan maturates and funds on hand are depleted. 

I am trying to figure out the best way to fund the conversion of this one family into a two family.

The deal funded by noon on the Tuesday since Monday was the holiday and the funding department was backed up. 

I’m looking for mainly to buy and hold and maybe an occasional flip to help fund my purchases of rental property’s.

After taking into account property taxes, utilities, water, insurance, and a 10% repairs & capEx fund, I figure he's making ~$5,000/month. 

AND bank rates  with interest only on drawn funds.. its pretty slick.. 

Might be good idea to check the smaller colleges that don't have funding issues, shutdown rumors, etc., etc.
