Many builders are offering great incentives right now for buying down your rate permanently, and/or paying some/all of your closing costs.

As for paying it down vs waiting-if you have enough to get a mortgage now and the down payment and the interest rates on the debt are low; then find a rental and buy it.  

What rental rate do you need to break even?  

Any idea on what interest rates would be on that?
