And correctly..you cannot co sign as a primary if it's occupied..2+ units can sometimes require larger down payment (as you've found) another option could be to access equity against another property..check in with @Joseph Chiofalo for potential lower down payment options..might be able to get to 15% down..Good luck!

I did my own due diligence on the firm and based upon that was comfortable investing a small amount into a deal to try them out.

Otherwise, you could potentially do a Debt-Service Coverage Ratio purchase or refinance to get the necessary funds which would be a cashflow based lending option for investments. 

Some folks will only book via the OTA based on a belief they have more protection, even if they've stayed w you before.
