Building structures isn't the only way to add value.

They were built back in the 1950's, but very structurally sound (most things were built better back then anyway IMO).

With a duplex it gets into a more structured management process with maintenance and workorders.

I have learned to work on the safety items first including electrical, necessary structural, Roof leaks, water system leaks etc.

There are some but you have to be careful as the smaller tenant can have outdated warehouses with functionality and structure.

@Peter Kozlowski If you know the market and know how to structure a strong offer, then you certainly can go without a buyers agent. 

Debt is taken OUT of this calculation because it would be nearly impossible to compare different properties with different debt structures.

The appearance of the structure shall remain that of a single-family residence and there shall be an internal means of egress between the principal unit and the accessory family dwelling unit.
