One strategy you may consider is buying a personal residence where you would later consider renting out when you purchase another personal residence.

You’re building up an asset that you can use for buying other assets.I use this strategy with business owners quite a bit who’ve maxed out their retirement accounts.Leverage, leverage, leverage!

It gives you valuable experience as a landlord firsthand which will be helpful down the road when you consider a BRRRR strategy with hard money.

That doesn't mean you're left behind it means you'll need a different strategy that than someone you started 1,3,5,10 years ago.
