Due to the HERS requirement of spray foaming the basement along the rim/band joist, air flow was nearly non existent and with some moisture in the basement due to the old stone foundation, it became an issue.  

I spoke with Party B and he said he will pay me a finders fee if the deal goes through.

If it's too expensive in area A, go to Area B and save some money.

So heres what I told him (after he was done laughing) "Mr Seller I can take 160k and go buy a brand new comparable house (in my market) with a two car attached garage (which his didn't have), stainless steel kitchen, and a formal dinning room area.

I am mainly looking for multi family  or single family properties  in B- and above areas where vacancy rates are low, properties are not only in my price range but more importantly cashflow well ($300+/ month). 

.- If you renovate with quality materials you are going to save yourself lots of money in the long run by not having to make band-aid repairs.

We also have some B and B+ buildings as well.
