Some background:- I am 32 years old- Live on Long Island, NY- Business Owner- Bought existing home 2 years ago for $430k, and it was appraised at $550k earlier this year.  

I was thinking to start looking in the outer boroughs like the Bronx, Queens or Staten Island.

The wet bar has a pretty decent island already.

Is it worth investing in Long Island retail/office for cash flow?

I will tell you thought the construction force is on island time, lol. 

Stop signs be damned, I hit the gas and bought the house.The location was in the northeast, Long Island, my hometown. 

That said, the old Texas Stadium location is in Irving which does participate in DART & the TRE already has train stops there along the old Rock Island railroad bed  that runs between downtown Ft Worth and downtown Dallas   

I work in Long Island NY, and I have a studio apartment I rent for $1500 which includes all utilities.
