If you are not planning to do any site work and disturb things down the road then you probably have less exposure--I think your lender is going to drive things, but when you see what can be required if you have any issues.you might contact these folks and see what they might bid for a review.if you pm me I can provide you someone who did some soil work for us in DC much lower than the going prices.

Choosing the 10% ROI option is clearly more logical, so to me it does not make sense to tie up all of your money in a liability (your primary residence is a liability if you only live there and generate no income from it), unless having a paid off house is just something that makes you sleep better at night.

You don’t have unlimited rights to disturb the other tenant while you’re under contract, so you bring your home inspector and/or contractors during your 4-6 hour “inspection” and get all the repairs you’re going to ask for and/or bids to do the work all in one go.

Things move a little slow compared to if I were to do everything myself, but I sleep much peacefully at night knowing that if one guy were to go on vacation or fall sick, or something bad were to happen to him/her, I won't get screwed.
