The amount of new apartments buildings I have seen go up within the last 2 years and the transformation that my own neighborhood has gone through in the last 3 years has been a rapid change in my opinion.

The extra 10% would be split up as 6% max as seller concessions towards closing costs, then the remaining 4% would come off the principal loan amount.

I do all tenant relations and use Adobe sign for all documents. 80% of my tenants pay electronically and no one has been late.

Generally it would be "capitalized", i.e. set up for slow depreciation which does not benefit you in a 1031 scenario.

In either instance, I would certainly have an attorney make sure everything is buttoned up and legal to protect you both.
