Then it sounds like the seller doesn't really want to sell.

I've been an agent for about a year and finally found my niche of investors, doesn't seem like I am finding many like minded people in my area. 

If it's anything like our area, there is no inventory. 

It feels like a lot if I have to pay a full 2.5% to my agent to buy something in addition to all closing expenses.Thanks in advance.
