I have seen to many people try to do taxes themselves and then we have to go back 3 years and amend the returns because the taxpayer either is exposing themselves to audit risk or missed out on a great deduction that would have resulted in a larger refund

They would rather wait to see market bumping up from the bottom with less return to curb risk exposure.Back then you could do owner finance and the hope was after turning around and the market recovering in a few years you would get the equity appreciation and solve the sellers issues.Today there is too many buyers that have cash that want to buy property whether it's commercial or residential.

Maybe you’ll save money on some commissions, but the time and costs of maintaining your license are probably higher than you expect, and because you won’t actually have much experience, there’s a real risk that your lack of skill will harm your investing more than if you were just working with a higher skilled, seasoned agent (same goes for the few friends and family that you will “help” occasionally).
