And for Vanessa, full disclaimer, the property is actually outside the city limits of Santa Clarita, out in the boonies off Sierra Highway in a small neighborhood that I had never heard of called Sleepy Valley.  

You can try Spring Valley or Guardian Savings also.If you find a 20% or better, let me know.If you work the residential side, you can do less down, but they will want to do it in your personal name.

Love the Anchorage area, Eagle River is pretty big for military houses as well.

here are some under the radar towns you may want to check out I have not looked at RE there In a few years but they are well located and not on investors radar Winters,  Arbcukle , Williams  Colusa   then follow Hwy 20 over to Marysville Yuba city and of course the pearl of the central valley Olivehurst

We just opened an account with a collection agency here in a valley and they are requesting that we send them the tenant application in addition to other documents.
