I've been looking and I came across Real Estate express but the reviews are half good and half bad.

I just recently downloaded the lease they have, so I have not yet used it and I am still reviewing it to determine if I will, however it does have a clause in it for pests:(F)     Pest control, after the first ten (10) days of the Term of this Lease, shall be the sole responsibility of the Tenant, including, without limitation, prevention and remediation.

There is definitely money to made in SS, and plenty of people are doing it.I'll also add to Mike's comments that small increases are easily attainable as (1) tenants typically aren't talking to each other about price (i.e. comparing their rent), etc and (2) most tenants don't find a small increase in price motivation enough to spend money on a moving truck and spend a weekend or more moving their belongings to a new facility.

Make sure to review the NJ truth in renting document and educate yourself on the laws.

What's to say that it has to be the place where you spend most your time?

She'll be in the 3rd trimester of pregnancy so she's much rather do this at home than traveling to and from a classroom.I've seen RealEstateExpress.com get a lot of good reviews.
