As long as the foreclosures are not happening then there is going to be a restriction on supply, and as long as there is a restriction on supply of less than the demand is, home values will continue to climb.

If the state law requires a minimum of 28 days notice, then the lease can not force the tenant to waive that right and impose a stricter timeline to provide notice.

Thankfully for us they left voluntarily, but if they had not no one really seemed to know for sure if we could have evicted because of local Covid restrictions.
