Now you can have a non-confirming unit that becomes illegal because someone calls the city and you get violations, however, it is COMMON PRACTICE in Chicago to rent out or stay in non-confirming units.

Leander, TX - I am looking at areas near the metro station and the new development "northline" due to job growth in the Austin metro area, influx of large companies, and decent schools, population increase 10% annual since 2020.

I rented to him and have zero issues collecting rent.

The rent per unit (1/1) is around 850-1,000, and planning to charge ~$50 per month per shed unit. 

I have applicants (a professional couple in their thirties) to rent a single-family home I own.

It is currently renting at almost 2x the mortgage, so there is a strong consideration to keep it.

Now, I'm not saying this is smart by any means, but since the market has shifted to a wholesaler's market then it would be in your best interest to either increase your offer amount so you lock down more deals or significantly increase assignment fee for higher spreads.
