.-  1)  trust your  gut  instinct   2)  if he is only  option - ask for a  referral list and  contact  the  past  clients  about the  deposit  requirement  3)  not to be  sexist - but .... maybe  ask a male  friend to  contact  this person to  get an estimate  and  see what is outlined

And so really take the time and sit down, get as much face time with them as you can, build that relationship because those clients that you work with in the early years are going to often become some of your best referral partners for your entire career, they're also going to become your future sellers.

You can also check out your local Facebook groups to see who other investors and wholesalers like to use so you'll get a solid referral. 

Honestly a local lender buddy of mine has told me that referrals have been what has sustained his business despite these higher rates we are seeing.  

And the best realtors work off referrals so if they only cared about commissions they would be out of business in a year.
