There are companies that don't commit you to monthly subscriptions and allow you to submit as few as 4 records.

Zillow, Redfin, and public records all confirm that.

Set expectations upfront and look for a PM with a track record that owns rentals as well.

Easy task for a title co to pull the deed or any other docs that are recorded at the registry, happy to have my title guys do it or you could try going on the registry's site to download stuff yourself (a small fee per doc), could even go there in person, they're very helpful!

I think this is especially helpful if your property manager ever left and you wanted to be sure you had a record of the conversations!
