Personally I feel it makes more sense to build because houses are just not designed for this very well. 

If you feel like you don't want to own a business, investing passively as you have done is ok... and give yourself permission to be ok with it. 

Your valuation is what you feel comfortable putting the deal together at.Ultimately the buyer determines the sales price, not the seller.

If everything else is the same and the only new change is buying a rental, I have a feeling that the return is done incorrectly.I am also surprised that a rental purchased recently with high purchase prices and high interest rates would generate positive taxable rental income.
