Shelter is a great company,  but I would ask for their Broad Policy that covers • Burglary/Break-in damage•  Falling Objects (like tree limbs)•  Weight of Ice and Snow•  Freezing of Plumbing•  Accidental Water Damage•  Artificially Generated ElectricityIf something happens to your home that's not on the basic list you won't be covered.

The NC property comes with a lender willing to lend so it may be helpful to you, also has an attached apartment and is in an area of extremely rapid growth. 

Another issue on top of this is that rates have been super volatile all year and changing very rapidly, so any sort of post or thread would tend to be rapidly out of date so soon after being posted!

They do pull my credit, I have to provide a financial statement annually and I'm a personal guarantor but much of the weight is put on the property itself.

The rapid expansion of bay area cities continues as there would be more industry develops.

As rents climb, it makes the "expensive" purchase option more affordable, because purchase affordability is PERCEPTUAL, weighted off income ADN the cost of alternative housing ie renting.

I have been super interested in this market so I appreciate being warned about how much weight they give to neighbor complaints.
