These delays and the unknown finish date of your sheetrock has prevented you from locking down the trim crew and they just got a big trim job over in the lakefront community that pays double your job so it will now be 2 weeks before they cab get back around to you.

If by chance there is a larger access point which requires some extra work, they will point it out to you and you can decide how to proceed.For my issue, the pest control service placed traps, trapped a few, and closed 2 access points which happened to be air vents on the roof, with mesh wiring.

The reality is that in this day and age there is no way to prevent tenants from finding out all the information they desire about owners/landlords.You should always introduce yourself to new tenants as the owner by name.

Here is the best part: New York City evictions, due to anti-landlord policymakers and judges, can take as long as 60-90 days to process, meaning that fines could be anywhere between $70 & $100K...To prevent that from happening we have implemented a zero tolerance policy across our entire portfolio and have been forced to take a MUCH more hands-on approach to managing our buildings, including: Monitoring Airbnb, VRBO, Homeaway and other sites SEVERAL times a day.Periodically knocking on doors of tenants we suspect are illegally subletting.Removing locks/installing keyless entryAmmending leases to allow for impromptu inspections/termination clauses.Has anyone else out there in NYC or SF encountered this issue?

@Manuel Sarabia  It is a matter of reducing risks, to try to make sure it doesn't happen, and also being on record as doing everything reasonable to prevent it.
