I'd encourage you to investigate the possibility of adjusting your rate to reflect increased cost of a short-term rental / urgency of the situation and your contract to account for the completion/termination of the lease.

However, the requirements include expensive investigations such as a Desert Tortoise Report and Geologic Fault trench investigation (only because the property has fault lines running through it, this would not be a requirement if you dont have this issue). 

It's funny, because I then ENCOURAGE them to start a fraud investigation and we will look into why they tried to charge my card fraudulently.
