If we can get the true NOI, we need to verify ALL the expenses have be accounted for.Using some some-n-mirror number for a CapRate is deluding yourself and it's far worse than using the 50% rule.Your question is precisely why I wrote the the Great Fallacy to clarify the improper use of the CapRate.

My 2023 goal is to partner with someone(s)on a ~500-acre village in Tennessee (willing to consider other states if the land is right) by the water consisting of: A-frames, tiny homes, glamping tents, and treehouses complete with amenities I have come across on my travels: zorbing, zip ling, outdoor movie theater complete with stationary classic cars and space for outsiders to bring their vehicles in to park, above ground shipping container pools with see through plexiglass, lake blob, monthly mini burning mans, pool/sand volleyball, outdoor music venue, drone racecourse, 3d print stations, planetarium, and other ideas to get people to "stop the scroll" and provide the most unique experience imaginable.

"Winging it" is not a Business plan.For certain properties, we also add "Quiet Hours" to Rental Agreements; "No outside (or under house) storage"; and, when tenant is expected to maintain the yard, we specify "every X days".For all properties, everyone of legal age that will be occupying must complete an application, and be included on the Rental Agreement, no exceptions; All vehicles must be currently licensed, insured, and operable.
