What I learned the most of this deal is 1) make sure your contractors clean up after themselves and don't leave any bulky trash on the front lawn!!!

@Paul BjerkeTypically, you want to allow yourself time to make any necessary repairs between tenants, if anything, a day to have the unit professionally cleaned.

I am flexible with their schedule and when I call them in at their convenience they know all is ready to go and I even clean up for them.

Have been at my job for 18 mos, work mostly in commish and on pace for $70k Gross in 2016.My Problem:  Lenders will only look at my base salary until 24 mos on the job, I can wait, but I don't want to and I'm good for this loan, my credit rating says that so I need to find a way for lenders to look at my income over the past 18 mos on top of rental income and base my buying power off of that.

Michael Fanoni You need to weigh your risks, if the clean-up guy goes to clean gutter, falls down, and breaks his hips, can't work forever, then obviously you will have to shoulder a big ticket, lawyers will go after you so hard that it will make more sense to foreclose.
