In one case I assigned a power of attorney and had someone sign for me, in another case I paid the notary fees at the US consulate office (very expensive though @ ~$100 per notary) then FedEx'd the docs for closing.

I dont know if your police but I believe there is a police credit union in golden just down the steet from the prision before the high school, or atleast was there 10 years ago. even if your not PD they may work with you a little better then a regular bank.

My guess is that in any office with 25 agents 4 or 5 may own an investmenthat property all the others are someone you shouldn't liston to.

I just did a google  search for "Why is my bank asking me what I am going to do with a cash out refi" like it is any of their business and I came across this.I did tell them it was to buy more properties and my loan officer said no don't say that!

I am more risk adverse so I would not count on long term appreciation with a negative cash flow property especially in DC/NOVA...there is always a ceiling on how high the appreciation can go when you are already starting out with average home costs for a basic house that needs heavy cosmetic rehab funding on top of the over $350K - $450K house in an Ok area of DC/NOVA.I submitted a Freedom of Information Act (FOIA) request at the County Code Enforcement office and got a list of blighted (Vacant) and other code violation properties.

One way is to see if the County Recorder's or Register of Deeds Office where the property is has an online records search system.
