Once all garbage was removed I was pleasantly surprised there were no pest issues to deal with.John

Shocking....but not really....that in this day and age a federal agency can be so antiquated. 

One of my court house purchases was of a first deed of trust ( this was in Wa) and someone had bought the second months before this went to sale and had done almost a complete rehab on the property had no clue about the senior going to sale we bought it and were shocked to find a rehabbed house and a second position foreclosure buyer quite upset when we introduced ourselves as the new owner.

I was shocked by the amount she had down and wished she would have contacted me prior to me agreeing to partner and do this rehab.  

I was shocked at the wide variety of quotes - some were double or triple what others were charging.

If $190 is an average price then if it happens again I won't be hit with price shock.

Its apparent that these transactions have just aschewed all the real estate laws of Indiana but you would need to get into the buyers paper work to find that out.. and it looks like in the cases you have looked that's the case.. but keep in mind all these wholesalers violate these laws daily I have NEVER in well over 1000 to 2000 fundings or buys I have done seen one wholesaler or seller of low value assets produce a sellers disclosure for my signature.so I am not shocked by that..
