Even if you are financing you still as cash player   It might be a check made out to you which is the same as cash but it is a loan for the buyer  but it is as good as cash and it is fair to say you are "cash buyer."  

With this info he could get the payoff statement online (most banks have online payoff request capability).I've closed a lot of deals like this before (and lost many of them to the auction).
