Personal excel sheet?

There are areas I wouldn't personally invest that I can speak to, but there are just so many opportunities.

This involves showing units, answering questions, and helping with paperwork.Bird Dogging: In real estate, a bird dog scouts out potential investment properties for investors.

As that will at least help folks that you reach out to know that you are a real person, with a picture and professional bio.

What is each person's role/superpower?

This involved a thorough property assessment and minor cosmetic improvements to enhance its market appeal.

House hacking will also give you some personal "property management" experience.

But I do know what it looks like when someone is about to be separated from a lot of hard earned money of theirs... and YOU potentially look like THAT person.  

@Romane DaleyYou can't borrow from an IRA; the only way to access IRA funds for personal needs is to take a distribution, which would be taxable, and penalties on top for premature distributions. 

Everyone says Yardi has a slight learning curve, but I personally think it is a bit user-friendly.
