@Piper Watson You really need a 680 or better fico to do any real estate investing, with $20k you might be able to find a subject to property, but you would becstuck with the 620 fico.

That means the NOI has to be higher to have a DCR of 1.25 or better – its just basic math.

I know some banks require it to be located far away as a vacation home, and to be single family.

Then that tenant will end up being a very bad tenant for you.What are you exactly are you worried about?
