I was wondering if anyone has any good books they recommend on the basics of student housing or any tips and tricks on how to handle the important or not important things.

We are looking for contractors with crews for our fix and flips in Dallas/ Oklahoma properties.The crew must have experience working with single family homes, multi-units and small apartments.Must be licensed and insured and have tools.Trade work will include; Drywall, paint, electrical, plumbing, flooring kitchen/ bathroom installation, tile work, demo, and dumping, etc.Please be available April 22-24.

I will be glad to give you some tips and things to look for when you are in search for a GOOD property manager. - The property manager should be able to educate you on a market (if needed) , help you form a strategy, fit right into your due diligence process, and execute on a clear takeover game plan as soon as you hold title.- Resonable pricing for the area! 

Id like to know the best tips and strategies for negotiations and the process in general.

When out of state buyers choose a provider, they should choose one that does not paint a rosy picture of everything, & sets realistic expectations.

For me, a self-managed, cosmetic rehab (exterior/interior paint, flooring, new fixtures) in KC is around $15 to $20/sf.
