I feel like most of the 'rebuilds/rehabs' are more spackle and paint then actual quality workmanship. 

The unit is in decent condition but needs to be completely repainted, clean tile, paint handrail,  stair paint/touchup.

Sometimes i get $400 cash flow, plus $160 to principal on mortgage, but months of vacancy , and clean ups , and painting after a bad tenant, reduces some months to zero, o minus $ something.

Have handyman put some bondo in the cracks and touch up the paint.4.

Obviously just using my gross income based on Salary paints a VERY different picture when it comes to Income if you roll in Bonus and Gross Rental Income.

Aside from the deep cleaning and painting, i read that to really remove the smell you need an air purifier with carbon filter, both of which i dont own as of now.
