I have actually sold two of my rentals here in the past six months to book profits and both went to retail buyers because the numbers wouldn't didn't come close to working for an investor to purchase.With that said, we are talking if someone buys using financing, obviously cash is a different story.Personally, I look for 8% cash on cash return on my residential stuff (which throws off a decent cap rate).

Maybe I need to switch to off market marketing campaigns or switch to a cooler market, but if I stay with on the market properties it seems that more seasoned investors (or retail buyers who don't care about the numbers as much) will be sweeping up all the good inventory.
