The BRRRR method of real estate investing continues to be one of the most-used strategies in 2023.

I have been told by one very reputable RIA and a separate 1031 company that after I have been in the REIT for at least 1 year that I can pull up to my original basis out of the REIT without triggering any capital gains tax. 

This post is not to explain the NAR 'changes' as to highlight transactional effects and considerations NO ONE has mentioned:Prior to the new rules (that effectively forbid the disclosure of buyer's broker's fees) one could readily assume that the listed sales price included compensation for both parties.

I know that this is how most money is made in real estate by trying to force equity into the property, so I hope to be able to have time for it one day soon.  

However, current Tenant has one year left on his lease to be assumed by new tenant. 

On one of my units the property has shared electric with another unit I own.

I normally don't do carpeting in my rentals, but the new one I have doesn't lend itself to any other flooring.
