I don't invest for cash flow, I invest for appreciation and depreciation and cash flow is just a bonus if I can find it, but that might not be the case for someone who is trying to live off their rental income.

I just give them the signs & locations, and leave the rest up to them.I personally would not hire complete strangers for a job like that unless I absolutely had no choice.I know some who hire through craigslist ads, and pay a base + bonus/deal.

As a bonus we painted the old dairy barn to match and trenched electrical out from the house, added lights and outlets including 220V.
