@Tim Bee, what @Russell Brazil said but also when it comes to restoring the property to its original condition you can require them to escrow the funds to do that restoration work up front because we all know its hard to collect from people as they walk out the door. 

I met a loan officer there who wants to work with people who doesn't want to do contracts or assign contracts,from start to finish for a profit.

We charge a daily fee of $50 which usually will make up for it and then some plus the additional bookings who would not have booked without the option, so in my mind it is a no brainer.

There is no specific form, to be honest, to lease a garage.

Once you have the LLC set up with the DCCA, you can just record a quitclaim deed with any escrow company, no lawyer necessary except to draft the deed.
