Either good newer houses in nice neighborhoods in most parts of the USA go back to at least construction cost, which is double current value, or the entire economy flopped.

There are a lot of MLS style sites out there, but some are better or worse for different areas.

Take a walk through of the house as to access repairs, upgrades, etc.Pics, curb appeal, neighborhood (location), neighbors, etc...How is the agent's affect and their knowledge of the listing home?

The numbers can totally be manipulated depending on the neighborhoods called for the survey, etc.

In that price range and that neighborhood (based on the pictures) I just don't see a big market of people with the money and wherewithall to handle a project like that.
