Even when people thought it couldn't get more expensive it went up another 20% in Sydney last year.Vancouver and Sydney are very similar in that they are the most desirable places to live in their countries and until recently Sydney was also in the top 5 in the world but now only Vancouver remains there. both cities are land locked, and they are also both beautiful harbor cities.

$20/mth in gas sounds cheap for an older style 75usg natural gas storage heater ... perhaps you could get away with a 60usg tank and save a little upfront money and have lower standby losses.

In my state of TN, the standard form says something to the effective of "buyers can not require sellers to make repairs that are solely for the purpose of bringing older houses up to current codes" and "home inspections are not for the purpose of finding items that are purely of a cosmetic nature".
