I think most cities will put a cap on NEW STRs. 

In my mind, "fastened" implies some type of screw or nail.

Lenders know when investor property has a problem if they are not living there statistically it is easier to walk away from a mortgage default as it's not where you sleep at night.Typically if you live there then will usually fight tooth and nail to save it and make the payments  up etc.Owner finance depending on the state can be tough because of the foreclosure or take back process.

Nail down your specific niche and criteria so, when the opportunity presents itself, you're ready to pull the trigger.

Nailed it, Bruce.On one hand, I wish there was a great 1 stop shop for easy and highly accurate estimates for revenue, occupancy rates, etc.

I bet I could not tell you the CAP on a 6-plex in Moncton (or Fredericton, or Saint John) and it is one our markets.
