Hi Tanner,I would go outside of the box.  

I’d like to check all of the boxes and do my due diligence.

@Rob JonesI have learned as an investor as well as a customer of my own company that this is the sand box we chose to play in when we became investors.

Set up a boom box , aim it toward her and play the Carpenters Christmas album on repeat for days on end at full volume  ,after a week of that she will leave or take her own life 

You gotta be willing to go outside the box and your comfort zone to find bargains .That means finding off market deals and getting creative about marketing .

Most of the big box agencies have a pretty decent training system set up to help brand new agents.
