The cost to "evict" may actually be 1/20th since 'stuff' doesn't have tenant's rights the way a residential tenant does, but the entire other basked of 'stuff' to deal with seems like it might be closer to 1/2 or 75% of the 'normal' level of time/attention/etc that you as the landlord have to deal with.... but you're only getting 1/20th the income.Unless of course you are going to tie these to the 7 units themselves, and moving forward every time there is a vacancy, include the storage with the unit as a bundled pair, and increase the rent accordingly.

Hi All,Our tenant's lease requires a 60 days notice, she only gave 30 days notice, and we immediately started advertising the property and were able to secure a tenant fairly quickly where her lease ends on June 30, 2024, and she has already moved out as of June 22, 2024 after paying the rent for the month of June, and the new tenant will move in on July 1st, 2024.

The other lesson I learned is that the right fit for me in this investing process is to long term hold the properties I purchase, rather than flip them, unless market conditions are so good that flipping makes sense.Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?
