So I’m looking to buy my first deal, at the moment I don’t have the capital to pay cash for a $60k property, I have been looking at getting an FHA loan, doing the rehab, putting a renter In place, and hopefully be able to refinance with a traditional 30 yr mortgage, I have the cash set aside for a $15k-$20k rehab, so my main thing is does this make sense to do?

Thank you for teaching me that, Im sure I will use it a lot in the future.I was able to look my lead up and see what was going on, he did have some problems with the mortgage but it says "case CLOSED" at the top.

Since you asked...Our focus for this winter/spring is a mixed use project...we bought a hotel built in 1870 through a purchase money mortgage...we're adding 3 high-end guest suites for a BnB, building in a 2BR apartment for stable cash flow, and opening a gallery for the local artist community...we have plans for a tap room or wine bar in the future at the same site as well...

Rental comps for 2BR units in the area are $965/mo.Assuming I purchase the property for $135K, invest $10k in improvements, utilize a 25% down/30 yr mortgage, and achieve 80% of the total market rents (from rentometer) + 7% vacancy/attrition, this property looks to cashflow approx $400/mo with a 9% CoC return and 12.5% total ROI.My questions are the following, not having much experience in analyzing duplex deals:- How would I accurately estimate rental income in my area for a duplex, if my area is mainly SFHs ?
